Architects in South Delhi

South Delhi is home. Our studio has been at D-229, Sarvodya Enclave since 2009, and the colonies around it – Vasant Vihar, Shanti Niketan, Anand Niketan, Greater Kailash, Hauz Khas, Defence Colony, Panchsheel, Gulmohar Park, Jor Bagh – hold more than a hundred builder-floor residences and private homes we have designed with developers such as Uppal Group, Salcon and Metro Buildtech.

Builder floors have their own rules: a fixed footprint, a shared stair and lift, setbacks, and buyers who decide in a single walk-through. We design the plan, the façade and the interiors together so that each floor feels like a complete home rather than a slice of a building.

Vasant Vihar, Shanti Niketan, Anand Niketan, Greater Kailash, Hauz Khas, Defence Colony, Panchsheel, Gulmohar Park, Jor Bagh, Niti Bagh, Safdarjung Enclave: the colonies around our studio hold more than a hundred builder-floor homes we have designed for developers such as Uppal Group, Salcon and Metro Buildtech, and for families directly. A builder floor is a particular kind of home – a fixed plot, a shared stair and lift, setbacks on every side – and we design the floor plan, the façade and the interiors as one piece of work so that each floor has a foyer, a living room with a view and bedrooms that are quiet.

Between the builder floors are private houses: Box Villa and The Green Terraces in Shanti Niketan, and our own home, The Grey Apartment, a 2,400 sq ft apartment in exposed concrete, stone and brass that has been featured in design publications.

The Opulo flagship stores and a number of offices in South Delhi were planned the same way as our homes: the customer’s or visitor’s route first, then display, lighting and back-of-house, then finishes. Our own studio at D-229, Sarvodya Enclave is an interior project of its own – exposed concrete, brass and dark tones, with the drawings and models of current work on the tables – and visitors are welcome to see it on a working day.

South Delhi plots come with bye-laws, setbacks, basements and stilt parking that shape every plan, and we design within them from the first sketch so that sanction and construction run without surprises. We prepare the sanction drawings and coordinate the structural engineer and the liaison consultant, as we have done for our Delhi homes and builder floors since 2009. A project starts with a site visit and a brief; design takes six to ten weeks to approved drawings and execution of a 3–4 bedroom floor four to six months.
