A master plan decides what a site can become before any building is drawn: where the roads run, how storm water and sewage leave, which land is built on and which is kept open, how density is distributed and in what order the scheme is built. We have prepared master plans for The Grand Avenue (37 lakh sq ft of mixed use), Iridia Housing in Greater Noida (7 lakh sq ft), the PIMS medical campus in Udaipur, farm townships around Jodhpur such as Maple Wood Farms and Siddhi Homes, and resort sites including The Madar Lake Resort & Spa.
Our master planning work covers site analysis, land-use and density studies, road and services design with the engineers, plotting and phasing, landscape structure, the shared buildings – gate, club, parks – and the design guidelines that keep a scheme coherent as it is built out by many hands. Because the same studio designs the buildings, the plan is drawn by people who know what it takes to build on it.

Frequently asked questions
What does a master plan include?
Land-use and density, the road and plot layout, infrastructure and services routing, landscape structure, phasing and design guidelines, with the drawings and presentations needed for approvals and marketing.
Do you master-plan hotel and resort sites?
Yes – at Madar Lake the master plan follows the contours, places arrival, banquet and spa at the lower level and steps the guest blocks up the slope so every room has a view.
Can you plan a campus that will grow in phases?
Yes – the PIMS medical campus in Udaipur was planned so that new blocks could be added while existing departments kept running, with services sized for the final campus.
How is master planning different from urban design?
Master planning sets land use, density and infrastructure; urban design shapes the streets, blocks and public spaces within it. We do both, usually together – see our urban design page.
